Late in 2005, I sold a flat I'd bought in 1994, and in which I'd lived for a while (then I got engaged, and Mary and I bought a house together, and started letting out my flat.)
Calculating the CGT payable was going to be a nightmare, because I needed to take into account:
Bit of a nightmare trying to work it out myself, then I bumped into Nick Braun from the TaxCafe at the Property Investor Show, and looked at the Property Capital Gains Tax Calculator they sell, written by Carl Bayley.
I have a lot of time for Carl - the man is a good accountant, a good public speaker, and a good writer, and I've been recommending his book How To Avoid Property Tax for a while.
Property Capital Gains Tax Calculator isn't a book - it's an addon that works with Microsoft Excel. It basically does exactly what it says on the tin and calculates the tax I owe, but makes sure I pay no more than I need to.
If you have to sell a property, then £30 spent on this will save a lot of time effort, and worry about whether you'd got it right.

If I were asked to name one book that I thought every investor should read, it would be Unlimited Power, but Tony Robbins
Of all the self-improvement speakers I have every heard, Tony stands head and shoulders above the rest, blending a superb communication style, with a real knowledge of psychology, human potential, and how we actually develop.
Now the bad news - Tony has an exuberant style that can be overpowering and offputting at times. Nonetheless, if you can work with him, and appreciate that while the presentation comes over as a bit American, the material is universal, you will not regret reading this book.
One of the things that buyers looking overseas often overlook is the expense of transferring money overseas. Not only do banks charge wildly different rates for buying and selling, but charge commission as well. Smart Currency Exchange are a company who specialise in currency transfer exclusively for property purchases. I have used them several times, each time giving me rather more overseas currency for my pounds than any one else.

In keeping my tax affairs straight, I have found the series of books from tax cafe to be incredibly useful.

The best book that I have read by far is How to Avoid Property Tax, by Carl Bayley.
Carl's book goes right from the basics - determining how the revenue will class your property business, through to in-depth explanations of Private Letting Relief (which is something I didn't even realised existed until I read the book.
As you may know, I have for many years recommended investing in what you know, where you know.
Hence, it was with some cynicism that I went on Ayshe Kadir's course about Investing in the States. I was, however, astounded at how many differences there are between investing in property in the UK and investing in property in the USA.
If you are serious about investing in the States, then I would recommend that you start by getting up to speed in what you need to know, rather than just assuming that it is the same as here. I can think of no better place to get this training than Ayshe Kadir. Rather than just being a book learner, Ayshe has been a property investor on both sides of the Atlantic for many years, and teaches from experience rather than rote.
If you have been to any Property Networking events recently, then you may have come across Glenn Armstrong.
Glenn's background is as a businessman and entrepeneur - in which he's been very succesful. However, a few years ago, he turned to property, and applied his skills and drive to build a huge portfolio very quickly. (Over 60 properties in 2 years.)
The secret to his success was his use of creative Below Market Value techniques - ways of identifying vendors who value things other than the highest headline price, and then coming up with creative solutions to give them what they want or need.
I've used BMV techniques myself (and written about them on the yourpropertyexpert.com free newsletter), however, Glenn has done a lot of work putting together a one day training course based around his own experience of what has worked, and what hasn't. I went along to the course a couple of months ago.
Glenn is based in Milton Keynes, and the course I attended was based there, so relatively good transport links. The "amenity factors" were well done - a good hotel, big enough training room (for about 25 attendees) and good quality food and drinks both in the morning and at lunch.
However, it's the content that drives people to training courses, not the food - and this is where Glenn excels.
Some property training is presented by "salesmen who are great at standing up in front of the room, but have no real experience of the material, so aren't always that hot when it comes to questions. Glenn is presenting HIS material, based on HIS experience, and the depth of knowledge shows.
There have been some criticisms (not from me) that buying BMV only works "if you take advantage of people". Glenn clearly demonstrates on the course that the only way to complete deals is to concentrate on helping people. Whether that means driving to court with them, or paying their legal bills, or negotiating with credit card companies on their behalf.
At £500 the course isn't cheap, but compared to some (US) courses that sell at 10-40 times that amount, it looks reasonable.
Likewise, if you end up learning a technique that will shave an extra £10,000 off your next purchase, then £500 feels a tiny amount to spend.
Of course, going on the course won't make you succesful in buying BMV (any more than going on my course will make you a good negotiator.) The only thing that will do that is practice - but if you're serious about moving into property investment, and are prepared to treat it as a business rather than as a hobby, then investing a day of your life in finding out WHAT you need to do makes sense.
